Permanent Outdoor Lighting
Year-round exterior lighting, installed by our team and shaped around your home.
A fixed system, not a seasonal chore
Permanent outdoor lighting is mounted once along the rooflines and architectural lines of your home, then used for holidays, game days, parties or a quiet evening. ATX Renovations plans and installs it for homeowners across Austin and the surrounding communities.
What it is
Traditional string lights go up in November and come down in January. A permanent system replaces that cycle. Small lighting fixtures are installed along the eaves, rooflines and other architectural edges, and the same system serves every occasion, from warm white on a regular night to colors for a holiday.
The goal is a result that looks intentional in daylight as well as after dark. When the lights are off, the installation should read as part of the trim, not as something added to the house. That depends on careful layout, clean routing and finishes matched to your exterior, which is where a remodeling company’s attention to detail matters.
Scope
Every home is different, so the final scope comes out of a walkthrough of your property. These are the elements we typically plan around.
Continuous lines of light that follow the edge of the roof and define the shape of the house at night.
Accent lighting on the features that give your elevation its character, balanced from the street.
Fixtures and tracks are selected to blend with your trim or fascia color so they stay discreet when they are not lit.
Warm white for normal evenings, plus color options for holidays and events, where the system you choose supports them.
Many systems can be scheduled and changed from a phone app. Where the system supports it, we set up the controls with you.
Power sources, controllers and cable routing are mapped before installation, with licensed electrical professionals brought in when the work calls for them.
How we work
We walk the property with you, look at the roofline, the exterior finishes and the view from the street, and talk about how you want to use the lights.
We lay out where the lighting will run, where controllers and power will sit, and which finish colors will blend best with your exterior.
We confirm the scope in writing, check HOA requirements if you have an association, and schedule the installation and any electrical work.
Our team installs the system with attention to alignment and neat cable routing, and we keep you updated as the work proceeds.
We turn the system on at dusk where possible, walk the house with you and show you the controls.
Decisions that shape the result
Most of what makes a permanent system look good happens before the first fixture is mounted. The color of the track against your fascia, the spacing along a long eave, how the line turns at a corner or gable and where the wiring exits all affect how the house looks in the daytime. We make these choices with your exterior materials in front of us, not from a catalog. We also ask how you plan to use the system, since a few holiday colors and a soft evening glow call for different controllers and zones.
HOA communities
Many Austin-area neighborhoods have homeowners associations with rules about exterior changes. If yours does, we can help you prepare the information an application typically asks for, such as the layout, the fixture finish and the colors you plan to use. Approval belongs to the HOA, and we do not assume it. We suggest checking your association’s requirements before you commit to a start date.
Questions
That depends on your association's rules. Some HOAs require approval for exterior modifications and others do not. We can help you assemble the details for an application, but the decision belongs to the HOA, so check with them before scheduling the work.
The mounting method depends on your exterior, whether that is painted trim, stucco, brick, stone or siding. During the walkthrough we look at the surfaces involved and explain how the system will attach and how any fastener points will be handled. If you have a particular concern, such as a warranty on your siding, bring it up in the consultation.
Permanent systems are designed for outdoor exposure, and we select components rated for it. Austin brings heat, strong sun, heavy rain and the occasional freeze, so we choose and place equipment with that in mind. Specific ratings depend on the product, and we review them with you before you decide.
Where the system you choose supports color changes, yes. Many permanent systems can switch between warm white and a range of colors for holidays and events. If color flexibility matters to you, say so early so we plan around a system that offers it.
Where supported by the system, yes. Many systems offer app-based control for scheduling and changing scenes. We confirm what is available for your setup during design and help you get it running at the reveal.
It depends on the length of the roofline, the number of features being lit, access to power and how much electrical work is involved. Once we have walked the property, we can give you a realistic window for your home.
