Bee Cave, TX
Remodeling in a Hill Country city with its own permit portal, contractor registration and dark sky lighting rules.
West of Austin
Bee Cave incorporated in 1987 as a village and became a city in 2006, so most of its housing is relatively recent and sits in planned neighborhoods on both sides of Highway 71. Homes here are often well built but dated in finish, which makes kitchens, baths and outdoor spaces the usual places to start. You can see how we approach a high-end kitchen in our Bee Cave waterfall island project.

Scope
These are the project types we plan most often for homes in and around Bee Cave.
Full kitchen updates with cabinet layout, counters, lighting and appliances planned together. Our Bee Cave waterfall island kitchen shows a statement island done with care.
Primary and guest baths with new tile, glass, vanities and fixtures, coordinated with licensed plumbing and electrical professionals.
Low-profile, fixed lighting for rooflines and landscape features, designed with the city's residential lighting standards in mind.
Built-ins, millwork and feature walls that give a production-built floor plan more character.
A way to update solid, existing cabinets in a kitchen or laundry without a full tear-out.
Before you start
Bee Cave takes building permit applications through its online MyGovernmentOnline system. The city lists remodels that relocate or remove interior walls, or that involve electrical, mechanical or plumbing work, as needing a permit, while interior and exterior painting does not. It also requires contractors and subcontractors to register with the Planning and Development Department before a permit is issued, and the registration requires proof of liability insurance naming the city. We confirm those steps before we schedule anything.
Bee Cave is an International Dark-Sky Community, designated in 2023, and the city adopted an outdoor lighting ordinance in 2022. Its residential lighting brochure describes fully shielded fixtures, a color temperature cap of 3,000 K and controls that turn lights off in daylight. If your project includes outdoor or permanent exterior lighting, the fixture choices have to work within those standards, and we check the current ordinance text before specifying anything.
If your home is in an HOA, the city notes that it may have its own deed restrictions or requirements even when the city needs no permit. We can help you assemble a submission, but approval belongs to the HOA. If your home has no HOA, the city suggests checking your deed restrictions from your closing documents.
